The lack of fluff is amazing. 

There are so many amazing opportunity that you have in a high cost town that I don't have in smaller towns.Due to my husband position we have spent alot of time in smaller towns.

I may decide to go beyond that later but those are my initial goals.I have very little experience (about 2 1/2 years since we bought our first primary residence) but my grandparents owned a few rental properties in the Bay Area - my grandmother's story is amazing inspiration!

You can, perhaps include a list of what the charges would be if he doesn't do this when his lease ends, making the cost of you doing this significant (for example, $100 to clean a refrigerator, $150 to clean an oven), etc,,On the other hand, I'm amazed at the number of tenants who just give up their security deposit and prefer to continue living like slobs.
