What an appraiser wants to see are three properties that are similar, that are within half a mile to a mile of the subject property that have sold in the last 3 months to 6 months.Sometimes it can help to locate some properties to suggest to the appraiser but it is up to the appraiser whether to use them or not.

Has moved half his property inventory over to this ( around 18 houses) and said after a few years will look to sell the notes of the performing assets.Not sure if anyone else does this, but seems to be a pretty good idea.

Half the cost is labor and if you are doing this long enough you realize that quality materials are cheaper over time, because you install them once and not twice.
