I would tend to put heavier weight on MF rentals than a SFH lot, building a SFH is riskier than apartments mainly and it typically would increase your income. 

That said, I think most people would be surprised at how close they can get if they eliminate monthly payments and increase their monthly cash flow.

If we knew we could get her into one of the good charter schools (lottery system, so pure chance to get in I guess), we might just look at a simple SFH and stay there until we die or downsize later in life.

This recent ruling may cause the Texas Legislature to pick up the issue again with increased support during the 2019 session. 

This may increase the likelihood of being sued by the buyer if it is a house you lown and should have "Known better" as the agent of record.

I’m glad that you agreed to meet and given me a chance to get to know you and be part of your network. 

The biggest advantage I see in getting the license has been the increased exposure to real estate and being closer to deals on a daily basis.

But the way I see is I'm paying rent regardless, but wouldn't it be nice to have the chance to live for free?
