Never use a HELOC for down payment without a rock solid plan to pay it down quite quickly.

Your advice that I'm my own worst enemy, that I'll be back here in a year complaining about the same issues, and that I've screwed up have been heard loud and clear.

I have done some research on moving some cash out of CA and into markets like Memphis, Little Rock and other places where you can still afford rentals and get a decent return.I’ve talked with a few agents that I was referred to and Turnkey.
