The aim was to buy 2 deals, I only bought 1, buying two would've had a positive cash flow of $100 which would satisfy the HELOC payments until an opportunity to refi, after only 1 deal I still have access to $30K liquid cash and have a pre approval of $130K if I wanted to go conventional.

We don't measure this up front, since our initial Buy/Build was based on the metrics above.Flip, If we were to flip Self Storage, I would want a 50% return within 2 years.

Several places you can go to network and find deals:Sumrok Conference...he has a couple I think one is called AIM and one is called Rat Race to RetirementMichael Blank ConferenceLifestyles UnlimitedTotal Wealth AcademyMultifamily Investor Network Conference in Houston in FebruaryAll of these are Texas based I believe....so chances are you will find more Texas deals and network at these meetings.I'm guessing Rod Khalif, Neal Bawa, and some others also have weekend trainings in other parts of the country where you might find more deals in the places where they are based.
