If you say you charge 8% but marketing costs are passed through, there's a releasing fee, repairs are marked up, etc. just charge me 10% (or 12%) and be done with it.

No double closing, you can't use your buyer's escrow money for your purchase any more.Have your buyer buy out your contract, release the right to purchase for a fee and have the seller contract with your buyer at the same price!

I will pass on this one based on what I found out this morning ...You are going to laugh too...So it turned out the 2 occupied units (2nd floor and 3rd floor) are owner's son and ex daughter in law, at way below market rent of $2500 and $1000.... and they are not even paying rent now... everything on "back rent" which the owner wil release upon COE....

10% fee seems fine, but PM's in our area charge between half a month and full months rent for a leasing fee and usually $200-$500 for a re-leasing fee.
