I would agree with interviewing multiple brokers and/or teams within those brokerages to see who is going to actually give you the support you need starting out. 

Without going too far into details (I'll provide them below) renting out two units and living in the third would result in a net mortgage payment of around the max I can support with my housing allowance.

Hey @Rebecca Maas - I own a small brokerage that is focused on working with investors and I think typically it's best to start working for one of the bigger firms like Coldwell Banker or Keller Williams mainly because of the training and support that they can provide you when you are getting started.We don't offer any real structured training but understand the investing and contracting world of Chicago a little bit better then your average realtor.  

The amount of support and assistance I've gotten from the Astro community is something I really couldn't even put a dollar amount on.

But now our company is not buying multi-family in "D" neighborhoods any longer-- we did initially buy in these areas because the entry price is low and we were uncertain if we would have enough capital to create an income stream that would support us so we wanted to conserve our capital.

I think having this community support and accountability will definitely be a key to success! 

I throw this in ANYONE's face, that claims "it works", and all I get is complete ignore of everything I stated and the response is: "I promise", or "I guarantee" without a single shred of basis, proof or evidence supporting their "guarantee".
