For Multifamily, to get started I recommend the Multifamily Mentors podcast within Bigger Pockets (there are numerous other multifamily specific podcasts and You Tube channels as you start your journey but this will help get you started) as well as a number of books - The Best ever Syndication Book by Joe Fairless, Lifetime Cashflow Through Multifamily Properties by Rod Khleif, and Financial Freedom Through Multifamily investing by Michael Blank). 

You just speed up the investing journey.

Most condo associations do not allow Airbnb, and with the new STR laws in place, a few complaints from neighbors sharing the same walls with your unit can sink your ship.
