Trying  to buy a single rental unit is very risky unless you are planning to buy 25 of them right away. 

You could live in a single-family home and rent out the extra bedroom(s).

It handles marketing, tenant and owner portals, bill pay for accounts payable, and now they also have maintenance and leasing call centers to pre-screen nearly every single call that comes into our office.

But to your point, I'm not big time or anything and think there's nothing wrong with singles and doubles.

Between single family, some residential multifamily I can probably get to 40 units or so, pay a bunch off and my cash flow would be significant.Use conventional until they’re gone.

single folks do tend to move more often/frequently and easily.
