We don't buy in warzones and we explicitly verify that the PM is experienced with Class C/D properties and tenants and Sec8.  

Many people don't realize that you gain as much or more net worth through debt pay-down, and while it's less liquid than cash flow, over a 5-10 yr hold period it's considerable if you buy in the right areas with the right asset class.

(And I would tell you to not buy a property that doesn't cash flow unless you have significant resources behind you that could absorb anything that could come at you - like replacing a $5,000 AC one month followed by replacing a $1,000 hot water heater the next).

If I was starting from scratch, I would buy a duplex/triplex/quadplex, live in the crappiest unit and rent the others out.
