@Amy Ahearn I haven’t done this myself, but have heard good things about going the route of Facebook marketplace, goodwill, second hand stores etc with well design tasteful ikea/purchased pieces.

Unfortunately the integration with Sonos has been inconsistent at best and it occurred to me that there could be a higher benefit to leveraging a couple of the Echo Dots with alarm clocks in guests’ bedrooms for voice-activated alarms, quick weather/news checks, and streaming music. 

The weather is still awesome and culturally I would not live anywhere  else in the US (if I had to go back).

From there, the overall design will draw tenants both long and short term.  

So that brings the total up to around 3k for this.I can't really make a decent kitchen with this small space with off the shelf stuff at home depot, at least not the plywood casing stuff (too many pieces need to be ordered) so I had them do a design with their woodcraft.  

Fix and flips declined from 6.7% in Q2 to 5.1% in Q3, which is typical as the cold-weather season approaches.
