They normally have to have someone call back, at their own leisure. 3) They have not been able to keep up with their system to send the right documents to us on-time to review ie we got a report that a window on the door was broke, ten days after it was reported to the company.

I'm hoping there are other investors who have bought mortgage foreclosures with recorded IRS liens that can chime in to describe the post-auction actions they took to discharge / release the lien and whether or not these steps were necessary to deliver a clear title....or if waiting out the 4-month redemption window was adequate for a title company to insure title?

Hi Everyone,     This is my first post on this amazing platform, I've been searching and coming back for more and more going on 6 months now and have learned so much while on this journey.I'm looking to start my second direct mail campaign and am going to target Subject To Purchases of SFR specifically this time around and would love some feedback/thoughts on my list.In order to narrow in on good Subject To candidates that I can turn to rentals here are my criteria thus far:- Equity: 5%-25%- Year Built: 2000+- Beds: 3+- Income: <$75,000Does this criteria appear targeted enough?
