I would go to the building department and just explain what you would like to do and say to them that you would like to get their opinion. they will not come down on you, especially if you are upfront with them and seeking advice. some of the work may fall under the rehab code and not need permits or updating the house to current codes, especially if you do a little at a time ;) . if this is a flip, then you will have to do all at once and bring things up to code. replacing mechanical may bring up code updates, but only subject to the equipment, not the whole house.

Let's say as a BP Pro user I could create a public list I titled "Buyers Seeking SFH Deals in Colorado Springs" or "Learning Subject-to Investing" and opened it up to the public so my fellow investors could opt in if they self-identified with the title and description.

The issue is that the adjacent Lot owner's driveway was apparently placed on the wrong side of their Lot such that driveway of the owner seeking plan approval would be directly next to the adjacent owner's driveway unless the house plans are completely changed to a front loader.

Hi @Tami R.you may want to seek the advice of a CPA they can definitely give you the right answered for your tax situation.In my case and from my own experience , from what I understand anything held more than a year is long term capital gains and anything shorter than that term is considered short term capital gains.

I suppose "wait" is a four letter word in real estate investment:) I just meant because this isn't a mainline business and completely a discretionary investment, I need to be extra careful and seek out really good deals.Regarding financing options, again, since this really is going to be a marginal part of my portfolio, I do not want to sign personally if I can help it.
