well said Kerry@Joe GarbarczykLease options and subject to are for pretty houses that are pretty and there's some equity at least 10% The only comment I would make is, if the seller would take $55,000 and they owe $68,  you would not get clear title to the balance to the bank and most probably back taxes  Make cash offers based on net equity

My name is Paul D. and my wife (Nitza) and I just recently have returned to the States as we have been living the last +3 years in Yangon, Myanmar and also have been spending time in our home in Ecuador.Now that we are back in The Woodlands/Conroe area near Houston we are looking to get are current real estate investments in order (three single family homes in this area) as they have been rented the last +3 years and we are looking at utilizing the equity we have in these properties so we can invest and buy/sell more properties.

I'd tell them I need to start showing it (restricted showing times) 60 days before moveout, and give them back their deposit when they move out.What goes around, comes around.

Always remember to do the math analysis and try to look at your prospective properties before you make an offer or at least try to add a clause in the sales contract that would give you the time (about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will not hurt you too much.I am 59 years old and I found BP about a year ago and I am still trying to decide what to do.
