what I would do is choose a rent collection method, type a letter describing the new way to pay and how to pay it (describe when it’s due and when it’s considered late, what’s the late fee, check only, no cash, any pertinent info), print it out, find an on site property manager, have him/her post that notice on every tenants’ door, then watch the money come in.

I just downloaded The lease agreement from my pro membership and printed a copy for my first rental property that will be occupied next week.The agreement looks good except I don’t see anything about smoking and I would like to specifically exclude that.Is that something that is commonly done?

I would suggest printing off a few of the free ones and just reading through them and taking notes on them of things you like, don't like, or just don't understand.
