But cash offers are also a bit overrated - in my experience (about 150 deals this year) sellers will often choose a financed offer over a cash offer if they make an extra 10k or more.A seller will look at the entire package, typically in the following order:1.) price2.) closing when they wanted (can be a huge issue or a non issue)3.) inspection: yes/no/limited to amounts great than4.) appraisal: yes/no - gap5.)

We did that on the first property we bought, then never again.As an investor you should be patient and look for deals that meet one of the following:1) You buy below market value2) You buy with little to nothing down3) You buy with seller financingThis past December, we bought a package of 4 properties that met ALL 3 of these!
