Hey everyone, I have an opportunity in Central IL to purchase a package of properties and the seller is willing to finance most of the down payment to make up 20% down.

We did that on the first property we bought, then never again.As an investor you should be patient and look for deals that meet one of the following:1) You buy below market value2) You buy with little to nothing down3) You buy with seller financingThis past December, we bought a package of 4 properties that met ALL 3 of these!

The problem is you will be encountering this issue in the future, so you are just kicking can down the road so to speak.It does depend on what your long term goals are with this property and future properties.
