Let's just say this boot camp program cost $1500 and takes 3 days of learning ($500 per day) but saves the individual 100 hours of their own time hunting down the same material - is it worth it? 

I'm just beginning the hunt for a commercial property to purchase so my question is what am I missing?

As you hunt for property, if you are on orders and know you will be leaving that market in a few years, then this home purchase could be an awesome way to start building a rental portfolio.

If you are only looking on mls then nothing exists which is common in real estate (last few years have been a unicorn)Have to go hunting for the food as it will not come to you.
