But we did get it pumped out very quickly and had fans and dehumidifiers going as soon as we filled a 30 yard dumpster with belongings, sheetrock, laminate flooring and furniture.

Maybe "that's what I can offer you for a quick sale" versus waiting around for full price (for however long that takes) or having to spend additional money to rehab the place just to get full price.

Ask you tenant to call you immediately if he hears running water or sees water where it should not be.It will not be that big of a deal if you catch it quick.

In my opinion my personal residence is not an investment.In your situation, my focus would be on selling my current home quick at a price that is acceptable and the new home I'm buying is where I want to live.Hope this helps.
