@Philip Choi You may be better talking to an accountant but generally whenever you pay out of pocket is when you're going to deduct the repairs and treatments.

We're going after spots that are just starting to shift.

build to rent: new builds rent for $2.00-2.57 per sqft. my favorite neighborhood for new builds is islandview. it's on the east side, by the villages (hip historic area) and east village (another new build hub). plus land is cheapest there (of the new build neighborhoods). what do you think abt these prices per sqft?

I would take the cash from a sale and invest it in an area that would make a better rental - as just remember, not every home makes a great rental.
