That owner occupancy number needs to come up probably for the area to truly start transitioning but I think it's much more likely to happen now than say 3 years ago when there just wasn't any firm base of remodeled comps for appraisals.Rhett's definitely right that the cashflow is getting worse in the area as the prices go up, because rent rates haven't appreciated at the same rate....

Wanting to keep current townhouse and transition it into a rental unit and looking for some help with that process...Unsure on the timeline of this occurring but wanted to get prepared as best as possible to pull the trigger if a good house in area I'm looking becomes available to purchase.
