@Mikael Winkler Aside from different thresholds from different people mentioned above by Joseph, much of the reason for this occurrence you stated in your post is the fact that our current market conditions in many areas of the country are highly competitive and finding the easier lipstick deals are few and far between so investors must adjust their strategy to include heavier rehabs and perhaps additions to create enough spread in the deal.

Let them know all their options, 1031 exchange, 121 exclusion, seller carried financing to spread cap gains over longer time periods, and of course showing them the numbers on paper of the equity in their home earning them zero when they could sell, pay taxes, and reinvest that capital in other cash producing assets to recoup the tax loss if any.

Some counties disclose all they know and some have no info so title will need to get that info for you if you really want to bid because with that spread, there isn't much room to work if you are going to renovate it.

Bamboo is an awesome screen that grows fast - although you would want to be careful with it in AL (read up on how to control it first - it spreads underground, and really aggressively in that warm climate).
