Since you agreed to give it to him, I would, but when the lease expires, I would ask him to remove that clause or at least have a discussion about why he wants it, if you elect to stay there.I would place in writing the violations on his side, that you know he violated your privacy and is breaking the law to not provide you adequate notice, and that you will take him to court if he does it again.

What we did on one of these was to do the project after we learned that they were already utilizing the bedroom as a bedroom anyways (against the rules) - we didn't increase rent right away but gave them a year at current rent, and gave them visibility into what we thought market rent was going to be after some time and the option to stay at the increase...

It was very difficult to get any info about the tenants before we purchased the property and soon after we purchased it the tenants in one house moved out.I realize this is a very small sample size to draw any conclusions from, but I guess I want to challenge the belief that it is better for the owner that the tenant not to know who he or she is.
