I'm talking about substantial upgrades, for instance:  40 yr old radiators & old furnaces with window A/C units, compared to my new 90% efficiency furnace, new a/c compressor and all new ductwork.

@Aaron FurrIt really depends on your market, 1 bed/1 bath typically are less desirable, having that second bedroom opens up more options as far as people who can rent the space.In my market better solutions are converting a garage to an efficiency or a 1 bedroom or building an accessory dwelling unit.

Not at all.BTW, a self-directed IRA is a more tax-efficient way to invest in notes which are treated as regular income in the non-retirement world.
