What are typical partnership structures if I don’t go the bank route for deals like this?

Our strategy of taking underperforming multifamily properties and converting to top performing STR units with automation and streamlining would work well in the right hotel setting in my mind, especially with it being an invisible-service structure, and not needing office space or on-sight staff, and everything through an A la carte platform.

Looking for a potential partner to analyze and possibly structure a deal on a coin op laundry that also has commercial lease space.

Landlord insurance is cheaper than primary insurance as it doesn’t cover any personal property inside the building  The “problem” you’re going to have is you’’’ going to need to come up with 20-25% downpayment and pay the higher interest rates of a rental property because you are not going to be moving in within 60-90 days.

Is the property structure sound?

The repairs you are going to need is what's behind the interior, and probably what that new interior is hiding....and, it will be very expensive. 

This can get complicated especially if the assets are in the partnership structure and step up is not done correctly. 

While I don't wholesale, you are probably going to need to put up some sort of EMD.
