@Davey DavanoskiYou don't really pay yourself.Flips are different, the profits go towards your income.Rental properties generate passive income, but if you're looking to retire from a day job it's not usually possible for the average person owning 1 or 2 properties.As an example let's say you have a target goal of $300 positive cash flow to consider an investment.

It would be on an individual project basis so I'm wondering do I setup an LLC for each property, do I setup a Trust for each property or should they just willingly give my LLC the cash to purchase/flip etc and I guarantee them money back like a loan?

Tried JV partnerships this summer, but couldn’t convince anyone to give equity % to working partner... got a PM job out of it, but no JV yet.

A friend went to Denver, CO interviewed a job wanting to look at a few homes as basis for relocation. 

It will certainly solve their housing problem - with many fewer jobs, many people will be forced to leave to find employment.
