lol The property was zoned as multi-family before but since it was vacant for more than 6 months the city changed the zone to single family.

It's only 20 minutes away from where I have lived my whole life so I know that the town itself doesn't have many attractions, and the schools aren't great, but the property is also just a couple of minutes from the highway and 20 minutes to the nearby city.

What city/state have you found recent good investments?

In the Mid Atlantic area the season for beach areas is Memorial Day to Labor Day, 12 short weeks.

I mostly spent my time driving around prospects from NY City looking at low priced properties that they were considering as weekend homes.

Oh, and all of my over estimations on materials/labor and under estimations on ARV :D.Some things to keep in mindMy city doesn't have much grass anywhere, so no grass would be put into landscaping, which is why landscaping won't cost me anything.

Does it make sense to invest in a city you may be living in temporarily to take advantage of opportunities?

I relocated to Dallas from LA (a New Englander originally) about two years ago and absolutely love this city and Texas in general!
