Having a portfolio of rental properties as you describe does not qualify to sponsor a solo 401(k), because rental income is passive investment earnings, not the kind of compensation that can be used to fund a retirement plan.So, while some of your goals are on-target, the pathway there may be different than you are envisioning or describing here.

You may want to do a short (No more than 30 seconds, MAX) of the area that needs work.....then put together a text message describing what the problem is and then send it to the contractors on Yelp and CL.
