If you currently have SFR rentals your current management company may be able to handle this as well. 

Without knowing the actual companies, I can't say for certain that the DP3 policy would be better but odds are.If you want to PM me the companies on the two quotes I may be able to give you further advise.  

Hi I'm new to the group, do you guys know any investor friendly title company that can do assignment contracts and double closing in Stockton.

I have found that PM companies base a lot of their fee structure on the competition locally. 

With that said, the best, easiest option for you is to take it to a civil engineering company to subdivide the property such that it meets local zoning requirements and to figure out how to protect the wetlands.
