No test required just bond and insurance and fill out the forms and pay the fee to the state.Its the only state I am aware of that requires a license to flip even if you hire contractors to do all the work.the entity that owns the asset must have the license. 

I think that is perfect.....I would start by taking the first class...maybe principals of real estate, then take another and another and see if you like the classes, see if you pass and then as long as you are progressing, then take the test to get your license. 

Airbnb doesn't cost much to test (furniture, linens, pictures), why not give it a shot?

You can have it tested but there seem to be other more likely explanations.

So 40% tax free and 60 taxed plus depreciation recapture.The 5 year total ownership test is how the IRS accounts for the previous property in the 1031 and attempts to prevent the abuse of carrying forward large gains for only a short time before converting to tax free.

I know it’s gonna be a journey and a true test of how bad I want to achieve my goals.

This measure incorporates the market value of the property in the test and may be applicable in properties with wider ranges of values.
