@Katie Beth honestly as people said, resell it, you are earning 422$.Hourly minimum wage employee make more than that.As people said above you might be focusing on high/mid end houses, I would focus on cheaper house to pay less loans, I wouldn’t even get out of my bed for 422$, it is a joke for 4 properties.If you do not get minimum 300$+ a month for a property it is just not worth it.

Hi, So my friend recently bought a single family 4 bed/2 bath house in the Simi Valley/Thousand Oaks/Moorpark/Newbury Park/Westlake Village area.

I walked through house the first time last night and it just seems like paint, flooring, doors and stuff like that. 850 sq ft, 2 bed, 1 bath, attached carport, nice yard.

Both top and bottom units are 2 bed 1 bath and have their own fully equipped kitchens.

Now that they did I can.I could see this opening up some nice studio and 1 bed DADU's in neighborhoods that don't have many rentals in them currently, which would help tenants.
