I'll try not to do too much advertising or self-promotion in this thread, but to summarize, we're not currently focused on search and offer/are building other tools for landlords (listing syndication, credit screening, online applications/leases/payments).

I screened my tenents, not by credit check, but by being a jerk to the ones I didn't want to live next to.

Property needed a lot of work and had a small crack in the slab.

Most importantly, I began working with Ibrahim S, a BP member/investor in my area whom I consider my mentor.Tools - Google Voice for call screening, Excel for data and lead ogranization.

Screening is a pretty minor piece of the renting effort.

It includes all the basics like how to advertise, screening tenants, Fair Housing law, security deposits, rent disputes, dealing with tenants, etc.

Maybe you can wholesale this guy a cash-flowing property closer to my area in exchange for a first crack at marketing/wholesaling his free and clear property, so he can get some cash-out and higher cash flow at the same time, while you do 2 wholesale deals (He can buy the cash-flowing property with a HELOC on his free and clear, then pay off when you sell it for him - then he gets his cash out from the difference between the HELOC used to buy the cash flowing property.This would probably be a huge PITA and maybe not realistic for the moment without the deal flow..

(Agreement was i wouldnt pay for renovations I would live rent free until I made my money back and she would sell the house to me in 2 years which she no longer wants to do which is fine but...If she sells i can get my money back i put into it)What still needs to be done, Foundation isnt looking good, structurally walls are cracking as if the house is sinking hard to explain without pictures, roof, siding, gutters, front porch, hot water tanks are old, basement floods, backyard fence is about to fall over and if it does its going to hit a lot of cars next door and she is going to be in a really bad position, and the upstairs needs a total gut its in terrible shape.
