Hello All,I am the Principal of a development / investment company in Reno Nevada.

Please let me know if anything has developed along these lines.

I understand that this is a numbers game above all else.

I have started buying and selling vacant lots in a large development in my area, with great success in just the last two months/There are tons of sellers looking to dump their lots, and I have had good luck selling quickly, I work at a title company, and so examine title and include title insurance on all purchases, and have tried to do everything the right way.Today i was confronted by a broker in the area about my business, which she says is illegal.

Now im wondering if it would be smart to start with the listing and selling game and then move onto investing further down the road once i have a few years under my belt or simply dive right in and learn as I go.

I'm new to the real estate game.

(But make no mistakes i consider myself a newbie to the game of real estate) Currently i've have just been doing the corporate america thing, but i really want to start building my real estate portfolio and investing experience now.

I am starting to make small HML's to developers and investors and I don't know if there are rules I have to follow.

Anyone have information on pre-construtions/developers in texas?

I work with my father at a Land Development company, I manage various rental properties, I do land planning, and I do a long list of other stuff from permiting to web design to taking the trash out every once in a while.
