I like Temple as an investment....the University has been investing in their own area, plus they expanded their medical school and the center city area has been in developing in that direction, plus Avenue of the Arts is seeing some incredible growth.  

I enjoy the analytics of the figures and utilize spreadsheets to "see" how the crunched numbers work (I will even go out of my way to do some of the calculations long-hand; call it a long-lost art).

One of the most fun and busy area's in the RiNo Arts District.  

I use it for the following: list my units on the TenantCloud provided website, it also syndicates the listing on a bunch of other listing services, digital applications (they offer screening services but I don't use paid screen services), digital lease signing, rent collection (half pay though this, half by Venmo), asset management (appliance model, serial, age, etc) and maintenance requests.

But, I know plenty of people love the process and art of it all too, and consider the paint the fun part!!!

Its true that you will not see double digit appreciation but you will see solid returns if you act fast and manage right.
