I have a really good lead on NC 2 -40 zoned property in seattle that already has a duplex and a 600 sq ft commercial building being leased.

Just recently, one of my duplex units (in TX) is just about ready to close and when I originally closed on the parcel, I hade title insurance and was given a clear title to the parcel.

Duplexes, triplexes, and quads are in between, and are driven somewhat by both, seems to me.In my area, for rentals, apartments have a much better return than SFRs.
