Hi guys, so I have a new situation at my duplex property.As stated in the lease, the tenants are responsible for their own gas, electric, and internet and the landlord (which is me) pays the water, sewer and garbage. 

You can get finances as a primary residence, but either rent the basement, Detached Accessory Dwell Unit, or even rent by the room.

Is it on a Personal form (Dwelling Fire).  

Hey James, *NOT A LAWYER DISCLAIMER (I am just a guy on the internet)* It is correct that if the home is owned in the LLC and that all expenses and handling of business are kept away from your personal accounts that you could receive some liability protection.

I'm getting ready to tear down a two car garage and upgrade to a 3 car garage with a dwelling unit on top.

My understanding is that an EZ Permit is only eligible for one and two dwelling buildings, so we'll need to apply for a proper Building Permit to renovate this 3-unit building, and would therefore also require plans.

Will $2600/month be reasonable/profitable for the same unit, but short-term and furnished (including utilities, internet, supplies)?  

I have read about the various ways to finance building some version of an Accessory Dwelling Unit (ADU) [basically a small guest house of some sort added to a home].
