So, for example, you could refi $75,000 for 10 years at 5%, you can usually get the interest amortized over 20 or even 30 years and have a reasonable payment each month, but still only have a 10 year loan period.

While I was reading them for some late night sleeping material I saw that they actually provide an example letter to send to a tenant stating that you will not continue with a month to month lease.
