It will give you access to funds that you wouldn't otherwise have.Having a relationship with a good hard money lender will also be beneficial, both from the perspective of having access to funds and someone to help you review your deals.

If your note came due after 2007, you were in trouble unless you had a low LTV and strong pre-existing banking relationships.

To be honest, I enjoy being a landlord and have very good relationship with my tenants.

However, Roxbury, Dorchester and parts of Jamaica Plain are excellent areas to buy in now if you want to rehab.

He has a good relationship with the tenants and knows that he would have to send them packing if he sold for retail.
