Commercial property gets a lot more competitive and every deal is unique.

As the Euroskeptics have been pointing out across the pond, we have these global elitists world government types, which the administration is fully part of, setting aside their domestic best interests, and taxpayer money, chasing some goal of a unified economy in which the rich and responsible help the poor and reckless (ala Greece).  

If it's an area that doesn't have much competition and it's very easy to buy a property...then it might not be too easy to resell it too. 

Since then I've spread some around a bit but still plan on sitting on lots of cash for the short term future given the state of the economy and the global dynamics that could push us into a recession until the fog lifts and we can get a better grip on which way the wind is blowing.

Yes we have competition and there are plenty of "multiple offer situations" however with due diligence and a keen eye on the market it's not overly difficult to meet that criteria.

You would have much less competition in Memphis then Houston.Good luck

@Ryan Hall 1031 exchanges are great until they are not...The concept is great and it works wonderfully in a buyers market where you can find your next deal easily w/o too much competition and if the sale of your property doesn't go through you can negotiate an extension w/o penalty with the seller of your next property.
