I suggest just take a few days, I've been there,many issues, including a roofing job that I should have replaced but was semi-scammed and convinced to patch up and spent about 6K for that and still have a roof that probably will need to be replaced in a few years, it's infuriating but your best defense is knowledge, start networking in your area, try to join your local FB investor group and post any questions you have there; we have a local FB group in my area and that's gold. 

Maybe it was mostly dumb luck on hitting that relatively small vein of gold in a state where there are certainly large stretch's of somewhat stunted growth, but hey I'll take it.My OH properties have also been a great portfolio complement to my CA East Bay holdings that I picked up in the 2010 to 2013 time frame.

But hands down, you got a big gold star for that financial creativity :) in fact, it's possibly worth mentioning to an attorney and a loan officer and get their feedback. 

By being $10k or more (as well as it being multiple state commerce) that should trigger the feds on your behalf...and they will never stop til this person (or group of people) is caught.I got scammed out of a $14k gold Rolex in 1998 and I was embarrassed as all get out, but the FBI eventually caught the dude almost 10 years later.
