But if you're making $30K and have two kids as a single mom, I'm not going to poo-poo you for putting a couple grand a year in a 401K rather than dabbling in real estate, since the 401K is zero-effort and all reward. 

The due on sale clause is something that I have come across in many of the podcasts and I can definitely see where the grand debate derives from.

That is the range where the grand majority of people around here can afford to buy.

I already have some of those with long term land holdings on the edge of the urban growth boundries in CA and Oregon .. once those mature my grand kids and great grand kids will be quite happy with their grand dad.. :)  but this is all speculation and such that is so looked down on   on this landlord site.. :)  

Some young woman carry a traumatic experience of abuse around with them and the only way they can deal with it is to tell it to anyone who will listen as their grand protestation of accusing the world of having failed them.

just get the bigger one. it's not that big of a price difference in the grand scheme of things, and you're also gonna be using HW for laundry, dishwasher, dishes, etc. you'll be raking it in with all those rooms rented so i think you can handle it hahah. kudos to you!

They were way to late to hike and are now arguably too aggressive but in the grand scheme of things we over printed (money that will basically be sucked back out of the system by high rates and the loss of velocity of money, for everyone taking about how much money we’ve printed right now the biggest issue the world economy is facing is literally a too strong dollar not a diluted one.) and avoided a much worse catastrophe where people starved during a pandemic.

They also have a whole pallet of knives , that usually goes over a grand , and you have to pick up .

For less than a grand you can have someone air seal around all of the floor joists in the basement with spray foam.
