I am recently divorced and paying both spousal and child support, so my income has been cut roughly in half.

There are only half a dozen agents/teams in DC with substantial experience in the multifamily sector.

So you’ll see it’s a very good return on principle for the first half and slowly gets worse. 

Some want a set percentage in return, some want half equity.

You can tell when you open the wall if its time or not (if you can put your hand in the 4 inch pipe, it is time!). 

I would consider only spending half of it. 

I'm planning to reserve the property after I receive the security deposit but should I charge them a half month's rent to cover some of the vacancy period until they move-in on Jan 1? 

Honestly, this is the first I've heard of a mobile home park being closed for half a year.
