They tried a pilot program and decided not to enter the market.

So I am looking for a house to brrrr and I decided to be responsible for once instead of just jumping into something and made sure that I would be able to refinance out of a deal before I jumped into some hard money I wouldn't be able to escape from.

I don't want to keep taking the hit to my credit score every time I apply so I decided to just wait it out until I know I can qualify.  

We have decided to change it from a 3 family to a two family where the bottom basement property can be rented out and the main three floors is a single family.  

Both properties need small odds and ends done to them but nothing major, I believe I can do the work I want to on both properties for less than 5k dollars.I have been contacting ins co and receiving quotes still have not decided on a company yet though.

That covers my backside if I ever have to go after them in court.If you've never educated your tenant then you'll have to decide how hard you want to go after them.

I worked as an independent contractor for over 10 years, finally decided to walk away from that security of having steady work, and income, so I could finally provide the level of service I wanted to, and homeowners deserved.I am a rare type, most others subs were more than happy with just doing enough to get paid, and move on.

I could see more landlords getting fed up and decide to redevelop their property into condos or townhomes if they can or sell to a developer .
