There is a chance that this is a pure bluff (There are companies out there that work on the behalf of carriers that simply call on these leases and get commissions based on any rental reductions).

What if the buyer / insurance company insists on additional repairs, etc, etc.I personally have a lower limit on the amount of money I am willing to make on a flip... which accounts for cost over runs, closing costs , price reductions, etc.

But there was still a contingency period in there.A lot of these replies seem to be confused as to what you're asking for - you're asking for an inspection contingency period, not for them to make any repairs or price reductions.
