If you plan on doing fix and flips, most lenders will not look at your personal income or debt, some do, but most won't. 

Agents are just at fault on this dealing with OOS investors who do not know the area.

In general LOC's scare me as long term financing options because the rates can change without your control pretty quickly.I use all sorts of debt but for short term debt like a LOC I would do a BRRRR.
