I think having this community support and accountability will definitely be a key to success! 

I throw this in ANYONE's face, that claims "it works", and all I get is complete ignore of everything I stated and the response is: "I promise", or "I guarantee" without a single shred of basis, proof or evidence supporting their "guarantee".

And, these companies won't take your business if they know that the asset is too small to support payroll - they don't want to rediscover the wheel every time, hence, institutional.Now, if the property is small and cannot reasonably support institutional style of management, then you are left with the same people that manage single-family.
