Lost her job, now working for less money etc.Looking at the numbers, I can seek this to her with a payment that is half what it used to be  and still make a very nice return.  

Are they a pain to contact?

In partnering, I just didn't want to get into an "analysis paralysis" mode trying to analyze a deal while seeking partners but I can see how the benefits can certainly outweigh the risks. 

You might have to seek out private lenders who are not an institution.

Its easier and less painful to learn what will work for you on a small, less expensive deal.

I'm not an attorney(you should seek out one), yet I know that there will be requirements from the state / county to provide your real estate license number at some point in setting up the start-up business.
