I've personally done three flips in these areas and all sold in under 7 days.

I can't speak for other companies in the area, but typically they charge about $2,500-3,000 (for investors) for up to three months of staging, pay at close of sale.

Am looking at a three family home in Newark NJ that's been fully renovated and has very good income potential.The neighborhood is a bit rough but a fellow co-worker  who owns property in the area says if it's a quality place I should not have any problem finding residents.What should I be looking out for here?

Not potentially three at the same time, which depending on what it is you might have to be present.

Don't mind spending the money but don't feel like signing up for another monthly payment that we use three times a year.
