@Scott Mac that's great....my Burger King Whopper test is D --Definitely do not want to order from this BK--probably have many health code violationsC--maybe order if desperate but strive to get to a B or A area--in the A area, you're whopper will look like the commercialIt's funny but fast food restaurants can tell you a lot about the neighborhoods too--never thought of that but I have my red line areas that I will never order from and pretty much there the same areas I wouldn't buy in.

@Joseph Gomez the real estate exam is a pretty straightforward memorization and multiple choice answer test, so I’d just recommend studying and taking practice tests.The usual advice applies - if the practice tests show that you’re weak in some areas, then spend extra time studying those areas until you’re not as weak there any more.On your last question, you’ll want to check out multiple potential brokerage’s and ask what kind of training or support they have for new agents.Sometimes they’ll be able to connect you with an agent in their office and you can help that agent out and learn at the same time, such as by doing showings for them.You could also volunteer for “desk duty”, which is literally sitting at a desk in case any customers come in.

Borrowing on these types of property is a little tricky and you need to make sure you’re working with a lender who has done so before.In order for a bank to lend on a 3-4 unit property, the property must pass what is called the “self sufficiency test.”

NOW, ( My personal opinion) In my advantage (I'm a license realtor, 90% of my business is on the investment side)  the only thing it really helps me I've seen is that only provide legitimacy, reputation reliability , professionalism and some authority, IN front of other investors or partners or sellers (JUST for the fact I have a license, Not the knowledge gain on  the test ...)

It's still being tested in court and is all very new, but the eviction moratorium appears to only affect those being evicted for non-payment of rent.
