I would definitely have to consider Hard Money or Private Investors to start & really would appreciate the dos & don'ts to this method.I'll keep reading but any tips, advice, or help would be greatly appreciated!

I grew up in Rock Hill.Account Closed  I've read a lot of that stuff, but thanks for the tips, especially about the multi family HUD idea, I had never thought about that!  

Unfortunately banks and lenders do not like seeing tipped incomes.
