Hi Elisha,  I live in Lexington, KY and have done some wholesaled deals, and have a complete system you can plug into.  

The reason I chose that location is that I have friends and family who live out there and I wouldn't mind flying out there a couple of times a year to do some work/visiting.

The people still live in the house.

I am a newbie and have been looking for my first deal.I found a house down the street where I live that appears to be abandoned.

I purchased both in city with an air-force base near by, with a strong demand for families to live in a home with a yard; also has the best school district around! 

This worked for us because we were looking for 3 bedroom units versus the current 2 bedrooms that we were living in.

Selling Agent Commission:  Commissions are negotiable, however I would not be "selling" on a double close, so no agent's commission.School District: This district have three great magnet schools for: Fine Arts (100% graduation/scholarship rate; Elite Academics (IB/AP programs); and World Languages that do not require students to live in any particular boundary within the county.  

I'm a family man and an architect living in Sunnyside, NY starting to research the market for real estate investment, maybe flipping houses could be a nice option due to my experience as an architect and designer.
